Only one homeowner hasn’t paid their dues.

North Ridge Way sign changed on one end so the two signs match.

Wrote multiple letters for fines and violations.

Claim filed with our insurance company for a pending legal case against our HOA.

There are three big headaches for the Board and the homeowner. Don’t excavate, don’t put up buildings, and don’t cut down (live) trees without first going through the HOA Architectural Committee.

Cary Pilon gave a powerpoint on what’s happening inside and immediately outside our community.

He presented slides showing the Northridge HOA within the Cross Hills Subdivision. Cross Hollow Hills has has their own HOA. Cary showed a map of the Scott Bird Property which is 76 acres. Bird was approved to develop a travel lodge consisting of small buildings each with their own outside fire permit. Ground has not been broken on that development.

School Trust Land consisting of 1,090 acres east of Northridge was sold to Development Team LLC. The property has now been fenced. The owner will allow hiking, but you must register for a permit and have it with you. Since the owners may be putting livestock on the property, it’s important to shut access gates and be respectful of the fencing to preserve public access.

The Central Iron County Water Conservancy District purchased 9.65 acres along Westview and are constructing a maintenance and office building. The maintenance equipment will be in the warehouse portion of the large steel building by December. The office staff will move in March or April 2025. There’s also a retention pond on the property.

The Northridge at Cross Hollow Hills HOA consists of 79 properties. Twenty-one lots have not been built on.

Community Survey

Cary developed a survey for our HOA property owners. We had 37 surveys returned, which is an excellent response.

Survey Results:

#1 Concern: CC&R’s & Bylaw policies

Romar made the point that the Board is not opposed to amending the CC&R’s, but it takes 67% of the property owners to vote in favor of the proposed amendment(s) which is difficult to achieve when there are out-of-state property owners .

#2 Concern: Roads in our HOA

Cary met with the new county road chief and he has plans to replace faded or missing signs in our HOA. Given the amount of building going on in the county, Cary doesn’t expect that to happen anytime soon. The asphalt roads in our HOA are breaking down, particularly on the edges.

#3 Concern: Our HOA website

Cary is working on a new, improved website. If anyone has photos taken in our subdivision Cary would welcome them.
